The biggest cost drivers are foundation type, roof tie-in complexity, and how much of the existing home needs to be opened up to make the new space flow.

What's Included in a Four Seasons Addition

• Design & engineering — architectural drawings, structural engineering when required, energy code compliance, and site plan. We can work with your architect or bring one in.
• Permits and inspections — building, electrical, plumbing, mechanical, and zoning. We pull them; you don't deal with the permit office.
• Foundation — slab, crawl, or full basement to match the existing home (or upgrade it where it makes sense).
• Structural framing and roof tie-in — including any beam work needed in the existing home to open up the new space.
• Full mechanical, electrical, and plumbing — extending or upgrading HVAC, electrical service, and plumbing to serve the addition.
• Insulation, drywall, trim, paint, flooring, and finishes — matched to or thoughtfully complementing the existing home.
• Punch list and final walkthrough — we don't close the job until you're satisfied.

Typical Addition Timeline

For a 300–600 sq ft single-story addition in the Upstate: 4–8 weeks of design and engineering, 2–6 weeks of HOA/ARB review (when applicable), 2–5 weeks of permitting, and 10–16 weeks of construction. Where Most Addition Budgets Go Wrong

Two patterns repeat: contractors quote a square-foot price without accounting for the work to tie the addition into the existing home (the beam over the new opening, the HVAC upgrade, the panel upgrade), and homeowners don't budget realistically for finishes that match the rest of the house.
