Decking Material — How to Pick Yours
- Pressure-treated. Workhorse Upstate deck. Cheapest material, needs re-stain or re-seal every 2–3 years to look its best. Right for rentals, budget builds, and homeowners willing to do annual maintenance.
- Composite (Trex, TimberTech, Fiberon). Capped polymer over a wood-fiber core — waterproof, splinter-free, no staining or sealing. 25-year stain/fade warranty. Right for most primary residences and the strongest long-term value once you price in 20 years of stain.
- Tropical hardwood (IPE, cumaru, mahogany). Premium look and 40+ year service life. Installed with hidden fasteners. Right for architecturally-significant homes — but expect to oil it every couple of years if you want the rich brown color to stay.
Pergola, Covered Roof, or Screened?
A pergola is an architectural ceiling and partial shade — it won't keep you dry in a thunderstorm. A covered roof deck (full shingled or metal roof over the deck) is usable in any weather and supports a ceiling fan, making it the single best long-term call if you actually plan to use the space weekly. Where Most Deck Quotes Cut Corners
- Footings. We engineer footing size and depth to your soil and the structural load — not "four bags of concrete per post." Helical piers in expansive or wet soil where they make sense.
- Ledger flashing and attachment. Ledger boards bolted (not nailed) to the rim joist per IRC, with proper Z-flashing and butyl behind. The number-one cause of catastrophic deck failures in the Upstate is undersized or unflashed ledgers.
- Joist spacing for your decking. Composite and hardwood require tighter joist spacing than pressure-treated — 12" OC at angled installs vs. the 16" OC most low-bid quotes assume.
- Railing. Manufacturer-system aluminum or cable rail is structurally engineered and looks better long-term than site-built PT or composite-cap rail. We spec it by manufacturer in the proposal.
Permits, HOAs, and Timeline
Most Upstate municipalities require a building permit for any deck over 30" off grade, and footing and framing inspections before decking goes down. HOAs and ARBs often require submittal of plans and material samples 2–6 weeks before work starts. We handle every permit and HOA package and schedule every inspection. Typical schedules: 2–3 weeks of build time for a straightforward 200–400 sq ft deck; 4–6 weeks for a deck with a pergola or roof; 6–10 weeks for a screened porch with electrical and finished ceiling.
