Project Overview
Built a roughly 420 sq ft primary suite addition onto a 1990s Greenville home — new bedroom, walk-in closet, and en-suite bath — tied seamlessly into the existing roofline, siding, and HVAC.
The Challenge
The original primary bedroom was a 12×12 builder-grade room with a tiny closet and a hall bath shared with the kids. The homeowners wanted a true primary suite without moving — but the back of the house sat over an aging crawlspace, the existing HVAC was already maxed out, and the roofline needed to read as original from the street.
Our Solution
We engineered a new pier-and-beam foundation tied into the existing crawlspace, framed the addition with a matching pitched roof that ties back into the original hip roof, and ran a new dedicated mini-split zone for the suite so the original HVAC didn't have to grow. Exterior siding and brick were matched to the original, and the new primary bath was finished with a curbless tile walk-in shower, double vanity, and water-closet enclosure.

Frequently Asked Questions
How long did the addition take?
About four months from permit issuance to final inspection, including the foundation cure, framing, dry-in, mechanicals, and finish. Roughly 16–18 weeks on-site is typical for a 400–500 sq ft primary suite addition in the Upstate.
Did you have to upgrade the existing HVAC?
No — we added a dedicated mini-split zone for the suite instead of expanding the existing system. On most 1990s and 2000s Upstate homes, the original HVAC is already sized close to its capacity, so adding a zone is faster, cheaper, and gives the homeowners independent temperature control in the new space.
Can you match older brick and siding?
Yes — and we test the match in person before ordering. On this build we sourced a brick veneer that paired closely with the original and used HardiePlank in the same exposure and color the homeowners had previously refreshed. From the street, the addition reads as part of the original house.
