How We Scope a Kitchen Remodel

1. In-home assessment. We measure every dimension, photograph the existing space, and walk through what's not working — workflow, storage, traffic, sight lines, hosting. About half of our Upstate remodels stay inside the existing footprint and gain everything they need from better cabinet design and an island upgrade; the other half benefit from removing a wall or relocating an appliance.
2. Design and 3D renderings. Measured plan drawings and 3D views of the new kitchen, with cabinet door samples, countertop samples, tile, and hardware on your kitchen counter so you can see them in your actual light.
3. Fixed-price proposal. Line-itemed scope with allowances for finishes you're still deciding, a written schedule, and a payment milestone plan tied to defined construction stages.
4. Permits and demo. We pull every permit and schedule the inspections. Demo is typically 1–3 days with full dust containment and HVAC isolation.
5. Mechanicals, cabinets, and finishes. Plumbing rough-in, electrical (including any panel upgrade), HVAC adjustments, drywall and prep, cabinet install, countertop template and install, tile, paint, lighting, hardware.
6. Punch list and closeout. We don't close the job until you're satisfied. Warranty paperwork and closed permits delivered at substantial completion.

Where Most Kitchen Quotes Cut Corners

Watch for these omissions in any kitchen estimate: real ducted range hood (not a recirculating microwave-hood that filters and dumps grease back into the room), dedicated electrical circuits for every major appliance plus GFCI/AFCI protection, plywood cabinet boxes with dovetail drawers (not particleboard with stapled joints), panel survey for older homes that often need a 200A upgrade for a modern kitchen load, and proper subfloor inspection before any flooring scope.
