Project Overview
Refreshed a Simpsonville guest bathroom with ~40 sq ft of new porcelain tile flooring, a 60-inch solid-wood double-sink vanity, quartz countertop with undermount sinks, a relocated and upgraded light/fan combo, GFCI updates, new mirrors, a comfort-height toilet, and an optional full tub/shower tile upgrade.
The Challenge
The guest bath had original sheet-vinyl flooring, a single vanity that wasted the wall, and a misplaced wall-mounted exhaust fan. The Ketners wanted a guest bath that felt as polished as their master — double sinks for visiting family, real tile flooring, and proper ventilation centered over the shower instead of stuck on the wall.
Our Solution
We pulled the existing sheet vinyl and installed about 40 square feet of new porcelain tile flooring with quarter round. A 60-inch solid wood double-sink vanity went in with a quartz countertop and undermount sinks, faucets, p-traps, and supply lines. We installed a comfort-height toilet, relocated the exhaust fan from the wall to the ceiling centered over the shower area, and installed an upgraded light/fan combination unit. Electrical scope included updated outlets and switches with GFCI protection. New vanity lighting, two framed mirrors, and a coordinated set of accessories (towel bar, hand towel bar, toilet paper holder) finished the build. We patched sheetrock imperfections and repainted walls, ceiling, and trim. The estimate also included an optional tub/shower upgrade with a Kohler Archer tub, Moen valve, full tile surround, waterproofing, and metal corner shelves.
