Project Overview
Replaced worn carpet and dated tile across 2,100 sq ft of a Seneca lake house with waterproof luxury vinyl plank in a wide-plank, oak-look finish — engineered to take wet dogs, sandy bare feet, and Lake Keowee traffic for the next 20 years.
The Challenge
The homeowners' lake house had a constant rotation of wet swimsuits, sandy feet off the dock, and three large dogs. Carpet was beyond cleaning, the original tile was cold and slick when wet, and they didn't want to babysit a hardwood floor every weekend. They needed something genuinely waterproof, with a low-glare finish that didn't show paw prints.
Our Solution
We removed the existing carpet and tile, leveled the high spots on the slab, and installed 9-inch waterproof luxury vinyl plank with a low-sheen oak-look finish across the entire main level, including the open kitchen and a half-bath. The product has a rigid-core construction and a 20-year residential / lifetime waterproof warranty. Matching transitions and new shoe molding finish every wall.
Scope of Work

Frequently Asked Questions
Is luxury vinyl plank actually waterproof?
Rigid-core LVP — the construction we install on every lake or pet-heavy job — is genuinely waterproof on the wear layer and core, meaning standing water from a spill, melted ice, or pet accident won't damage the plank itself. Long-term subfloor leaks are a separate issue, but a typical lake-house spill is a non-event.
Will the finish show pet scratches?
LVP wear layers are rated by mil thickness; we spec a 20-mil residential wear layer for homes with multiple large dogs, which is the upper end of residential ratings. Light surface scuffs can happen over years; deep gouges are rare and an individual plank can be replaced.
Can LVP be installed over my existing tile?
Sometimes — if the existing tile is well-bonded, level, and not in a wet area. We always assess the subfloor first and tell you honestly whether install-over saves you time and money or whether the tile should come up.
