2026 Upstate South Carolina Remodel Cost Report
Real cost ranges for eight remodel categories across Upstate South Carolina — by project tier, by city tier, and with methodology you can cite.
Executive Summary
Residential remodeling pricing in Upstate South Carolina ended 2025 at near-record levels and is holding flat-to-slightly-up through the first half of 2026. The biggest cost movement is no longer in materials — appliance, lumber, and shingle prices have stabilized — but in skilled trade labor, especially cabinetry installers, tile setters, and licensed electricians.
This report aggregates 2026 cost ranges from real Upstate SC project quotes and completed jobs across eight remodel categories — kitchens, baths, additions, decks, siding, windows & doors, roofing, and flooring. We benchmark every range against the Remodeling Magazine Cost vs. Value Southeast 2025 figures for regional credibility, then apply Upstate-specific adjustments by city tier (Greenville core, Anderson/Spartanburg, smaller Upstate markets).
Top findings at a glance
- Kitchens remain the largest single-room budget; mid-range Upstate kitchen quotes cluster between $40K and $85K, up ~6–9% from 2024.
- Primary bathrooms trend strongly toward curbless walk-in showers — specified on roughly 68% of premium bath quotes in late 2025.
- Additions on pre-1990 homes routinely add 12–18% contingency once foundation, electrical, or code-bring-up work is exposed.
- Composite decking now wins ~55% of new Upstate deck quotes versus pressure-treated pine.
- Tier 2 cities (Anderson, Spartanburg, Easley) price about 12% below Greenville core for an identical scope; Tier 3 (Honea Path, Laurens, smaller markets) about 22% below.

Kitchen Remodel Costs in Upstate SC (2026)
Kitchens remain the single largest-budget room in Upstate SC remodeling. Demand has stayed strong through the rate-cut cycle, especially for full-gut layouts that open the kitchen to family and living areas.
- Cosmetic Refresh
- $18K – $35K
- Cabinet refacing, new countertops, appliance swap, lighting.
- Mid-Range Remodel
- $40K – $85K
- New semi-custom cabinetry, quartz tops, island reconfigure, full appliance set.
- Premium Gut Remodel
- $90K – $180K
- Custom cabinetry, wall removal, structural beam, panel-ready appliances, designer finishes.
What this means: Median Upstate SC mid-range kitchen pricing rose roughly 6–9% from 2024 to 2026, driven primarily by cabinetry and skilled-labor costs. Appliance pricing has softened, but cabinet lead times remain 8–14 weeks.
"Homeowners ask us about granite vs. quartz first, but the real budget conversation is cabinetry. Custom cabinets can be 35–45% of a premium kitchen budget — that's where the spread between a $90K and a $180K project lives."
Bathroom Remodel Costs in Upstate SC (2026)
Bathrooms — especially primary baths — are the most-requested project on our intake forms. Walk-in showers continue to displace tubs in primary suites, and Upstate humidity makes ventilation upgrades non-negotiable.
- Cosmetic / Hall Bath
- $12K – $25K
- Vanity, toilet, tub-shower retile, new lighting.
- Mid-Range Primary Bath
- $25K – $55K
- Full retile, walk-in shower, double vanity, new fixtures.
- Premium Spa Bath
- $55K – $110K
- Wall removal, free-standing tub, frameless glass, heated floors, custom vanity.
What this means: Curbless walk-in showers were specified on roughly 68% of Upstate primary-bath remodels we quoted in late 2025 — up from about 40% three years prior. Heated tile floors now appear in 1 in 5 premium baths.
"If your bath was built before 2005 and you've never replaced the exhaust fan, plan to. Carolina humidity will rot the substrate behind your new tile in a decade if you don't move 80+ CFM of air every shower."
Home Addition Costs in Upstate SC (2026)
Home additions are the highest-value projects in our pipeline and the most variable. Cost depends almost entirely on foundation type, roofline integration, and whether the addition touches HVAC or load-bearing walls.
- Bump-Out (≤120 sq ft)
- $45K – $95K
- Cantilevered or short foundation; minor HVAC tie-in.
- Single-Room Addition
- $90K – $180K
- 300–500 sq ft, new foundation, full roof tie-in, HVAC extension.
- Two-Story / Primary Suite
- $180K – $420K
- 600–1,200 sq ft, structural review, second HVAC zone.
What this means: Additions on homes built before 1990 routinely add 12–18% to the base bid once foundation, electrical, or plumbing brought-up-to-code work is exposed. Budget a contingency line — do not skip it.
"On any Upstate addition we quote, our first question is 'what year was the house built?' That answer is worth more than the square footage for predicting the real cost."
Deck & Outdoor Living Costs in Upstate SC (2026)
Deck demand follows the weather. We see a quoting spike every February–March as homeowners plan for summer. Material choice — pressure-treated vs. composite vs. hardwood — drives most of the cost variation.
- Pressure-Treated Deck
- $18K – $32K
- 300–400 sq ft, basic railing, stairs.
- Composite Deck
- $32K – $70K
- Trex/TimberTech-class boards, aluminum rail, integrated lighting.
- Premium Outdoor Living
- $70K – $140K
- Hardwood or premium composite, screened section, fireplace or kitchen rough-in.
What this means: Composite decking is now specified on roughly 55% of new Upstate deck quotes — primarily because Carolina UV and humidity punish pressure-treated pine within 6–8 years without aggressive maintenance.
"If a homeowner tells us they will not re-stain every two years, we steer them straight to composite. The 10-year math almost always wins."
Siding Costs in Upstate SC (2026)
Siding replacement is one of the highest-ROI exterior projects in the Southeast — both for resale value and for long-term storm/UV durability. Fiber cement has overtaken vinyl as the most-quoted material on mid-tier homes.
- Vinyl Siding (2,000 sq ft)
- $14K – $28K
- Standard insulated vinyl, new wrap, trim.
- Fiber Cement (HardiePlank)
- $28K – $58K
- Painted fiber cement, full wrap, trim, soffit work.
- Premium / Mixed Material
- $58K – $95K
- Fiber cement + stone or shake accents, high-end trim, color upgrade.
What this means: Fiber cement now represents about 60% of our mid-range siding quotes in Greenville and Spartanburg counties. Insurance carriers in storm-exposed Upstate zip codes are increasingly favorable on premium-rated siding.
"Painted fiber cement, properly flashed, gives you 25-plus years in the Upstate climate. We tell people it's the closest thing to a 'set it and forget it' exterior decision."
Windows & Doors Costs in Upstate SC (2026)
Whole-house window replacement is one of the most measurable energy upgrades for older Upstate housing stock. Pricing is highly sensitive to window count, opening style, and whether you're matching existing trim.
- 10-Window Vinyl Replacement
- $9K – $18K
- Double-hung vinyl, ENERGY STAR, like-for-like swap.
- Mid-Range Whole Home (15–20)
- $18K – $38K
- Composite or premium vinyl, mixed styles, exterior trim work.
- Premium / Wood-Clad
- $38K – $72K
- Wood-clad windows, sliding patio door, custom shapes.
What this means: Upstate homes built between 1985 and 2005 are the sweet spot for window replacement ROI — old enough that originals are failing, new enough that openings are standard sizes that don't require frame rework.
"Energy savings are real — usually 10–15% off summer cooling bills in a 1990s home — but the bigger benefit is comfort. Carolina afternoon sun through single-pane glass is brutal."
Roofing Costs in Upstate SC (2026)
Roof replacement is one of the most common 'unplanned' projects we quote — usually triggered by a storm or insurance claim. Architectural asphalt remains the value choice; metal is climbing fast on higher-end and rural Upstate homes.
- 3-Tab Asphalt Re-Roof
- $10K – $22K
- Builder-grade, 20–25 year shingle, basic underlayment.
- Architectural Asphalt
- $22K – $38K
- 30–50 year laminate, synthetic underlayment, ridge vent upgrade.
- Standing-Seam Metal
- $38K – $72K
- 24-gauge steel or aluminum, 40–60 year life.
What this means: Insurance-driven roof replacements made up nearly 40% of our 2024–2025 roofing work in storm-exposed Upstate counties. Document storm damage with timestamped photos before any claim conversation.
"If your roof is 18-plus years old and the next hailstorm rolls through, talk to your carrier before you talk to a roofer. The math on a partial vs. full replacement can shift overnight after a claim."
Flooring Costs in Upstate SC (2026)
Flooring is the most common à-la-carte upgrade we install — frequently sourced through our partnership with Floor & Decor. LVP has eaten most of the laminate market and a meaningful slice of the entry-level hardwood market.
- LVP / Luxury Vinyl Plank
- $8K – $18K
- 1,500–2,000 sq ft, mid-grade waterproof LVP installed.
- Engineered Hardwood
- $18K – $38K
- 1,200–1,800 sq ft, 5–7 in plank, glue-down or float.
- Premium Hardwood / Designer Tile
- $38K – $80K
- Site-finished hardwood or large-format porcelain throughout main level.
What this means: Floor & Decor material costs typically run 20–35% below big-box equivalents on tile and LVP — most Upstate homeowners we install for buy materials there and have us handle the install separately.
"Buying flooring at Floor & Decor is a great move. The mistake we see is homeowners under-ordering — always add 10% for cuts, waste, and a future repair stash."
Pricing by City Tier
The same kitchen, deck, or addition does not cost the same in Greenville as it does in Honea Path. Labor rates, material delivery distance, and permit timelines all vary by market. To make this report usable, we group the 14 Upstate cities we actively serve into three tiers and report a multiplier against the Greenville-core baseline.
Tier 1 — Greenville Core
1.00x baselineGreenville city, Mauldin, Greer, and Simpsonville. Highest demand, fastest permit cycles, premium finishes most common. Used as the baseline (1.00x) for this report.
Tier 2 — Anderson / Spartanburg / Easley
0.88x baselineAnderson, Spartanburg, Easley, and Taylors. Slightly lower labor and material delivery costs; comparable quality. Typically run about 12% below Tier 1 on like-for-like scopes.
Tier 3 — Smaller Upstate Markets
0.78x baselineHonea Path, Laurens, Fountain Inn, Piedmont, Seneca, and Clemson. Lower labor rates and shorter permit queues, offset slightly by longer crew drive times. Typically about 22% below Tier 1.
Worked example
A mid-range kitchen remodel pencils at $40K–$85K in Tier 1. Apply the multipliers:
- Greenville / Mauldin / Greer / Simpsonville: $40,000 – $85,000
- Anderson / Spartanburg / Easley / Taylors: $35,200 – $74,800
- Honea Path / Laurens / Fountain Inn / Piedmont / Seneca / Clemson: $31,200 – $66,300
Methodology & Data Sources
Sample
Ranges are blended from (1) 1,247 Four Seasons Building & Remodeling project quotes and 386 completed jobs across Upstate South Carolina between January 2024 and April 2026, and (2) the Remodeling Magazine Cost vs. Value Report — Southeast Region, 2025 edition for regional cross-reference. Sample sizes per service category range from 92 (premium gut kitchens) to 318 (bathroom remodels).
Scope of projects included
Residential remodeling and addition projects only, on owner-occupied single-family homes in the 14 Upstate SC cities Four Seasons Building & Remodeling actively serves. Multi-family, commercial, new-construction, and disaster-restoration projects are excluded.
What "range" means
The low end of each range reflects the 20th percentile of comparable projects in the dataset; the high end reflects the 80th. The middle 60% of real projects we quoted fall inside the published range. Outliers (projects with unusual structural, septic, or hazardous-material conditions) are excluded.
City-tier multipliers
Multipliers are calculated from like-for-like scope quotes across cities (same square footage, same finishes) and validated against bid spreads on projects where homeowners requested apples-to-apples quotes for properties they owned in different markets.
